What’s Coming to Chesterfield? Route 10 & Courthouse Landing

Route 10 & Courthouse Landing — Fall 2026 Update

New restaurants. New businesses. New homes. New infrastructure. Chesterfield is growing—and we’re keeping you informed.

If you’ve driven down Route 10 (Iron Bridge Road) near Courthouse Road and Route 288 lately, chances are you’ve noticed quite a bit of activity.

And if you’ve found yourself asking:

“What in the world are they building over there?”

You’re definitely not alone!

Welcome to What’s Coming to Chesterfield?, a Garner Realty community series where we’ll keep you updated on the new restaurants, businesses, developments, road improvements and other changes happening throughout Chesterfield County.

For our first update, we’re taking a closer look at one of the areas generating a lot of conversation right now:

Route 10 and Courthouse Landing.

📍 WHAT IS COURTHOUSE LANDING?

Located at the intersection of Iron Bridge Road/Route 10 and Courthouse Road, with convenient access to Route 288, Courthouse Landing is being developed as a large mixed-use community.

The approximately 124-acre development is designed to bring together residential living, restaurants, retail, services and other commercial uses in one location.

Plans have included approximately 484 residences, consisting of apartments, townhomes and condominiums, in addition to significant commercial development.

And its location is important.

Courthouse Landing sits near the Chesterfield County government and courthouse complex, established neighborhoods, schools and Route 288—making this a highly traveled part of Chesterfield.

Restaurants, retail, residential development and services are transforming this section of the Route 10 corridor.

🍴 SO...WHAT’S COMING?

This is the question everyone wants answered!

Based on the latest available development information and commercial marketing materials, the Courthouse Landing area has been associated with businesses including:

  • 🥯 Panera Bread
  • 🥞 Vicious Biscuit
  • 🥪 Jersey Mike’s
  • 🐔 Chick-fil-A
  • 🐼 Panda Express
  • ☕ Starbucks
  • 🍔 Five Guys
  • 🏦 Virginia Credit Union
  • 🏦 First Bank
  • ⛽ Sheetz
  • 🏨 TownePlace Suites

Some businesses are further along than others, and development plans can change before construction is completed.

That’s exactly why we created this series.

As businesses are confirmed, construction begins and opening dates are announced, we’ll continue updating this page.

Courthouse Landing continues to take shape along Route 10 and Courthouse Road in Chesterfield, Virginia.

🍗 POPEYES IS ALSO COMING TO THE ROUTE 10 CORRIDOR

Courthouse Landing isn’t the only development happening along Iron Bridge Road.

A parcel at 11421 Iron Bridge Road was purchased for the development of a new Popeyes Louisiana Kitchen, adding another restaurant option to the Route 10 corridor.

This is a great example of why we’re looking beyond Courthouse Landing itself.

There is development happening throughout the Route 10 corridor, and we’ll be following it.

🚗 ROUTE 10 ITSELF IS CHANGING

Restaurants and businesses aren't the only story.

Chesterfield County has also been planning for the future of the Northern Route 10 Corridor, including transportation, safety, pedestrian accessibility and future development.

One particularly important project involves the Route 10/Route 288 interchange near Courthouse Landing.

Improvements are intended to address the challenging traffic movements between Route 288 southbound, Route 10 eastbound and the Courthouse Road turn lanes.

As development continues, infrastructure improvements will become increasingly important.

🚶 MORE WALKABILITY IS PLANNED

Another project we're watching is the planned Courthouse Road Trail.

The project calls for a roughly 10-foot-wide paved trail along a portion of Courthouse Road, helping create additional pedestrian and bicycle connectivity near Route 10.

While trails don't necessarily generate the same excitement as a new restaurant announcement, improvements like these can make a meaningful difference in how residents experience their community.

They connect neighborhoods, businesses and public spaces—and contribute to the overall quality of life that buyers increasingly consider when choosing where to live.

🏡 WHAT DOES ALL THIS MEAN FOR CHESTERFIELD HOMEOWNERS?

As real estate professionals, this is the part Eric and I find particularly interesting.

A new restaurant by itself doesn't determine the value of your home.

But when an area experiences continued investment in:

Restaurants + Retail + Housing + Roads + Trails + Services + Infrastructure

…it can change how people perceive an entire community.

And buyer perception matters.

When we're working with people considering a move to Chesterfield, they're not simply asking:

“How many bedrooms does the house have?”

They're also asking:

  • Where can we eat?
  • Where can we shop?
  • How close is Route 288?
  • What schools are nearby?
  • What's being built around here?
  • What will this area look like in five years?

Those questions can influence where buyers ultimately decide to live.

That's why we believe being a local real estate resource means understanding more than houses.

It means understanding the community.
